We're your hosts, and um, yeah, thanks for joining us. I've been using the Jennifer Hunt lately because it accidentally got put on a couple things, and now I use it for dinner reservations. Oh boy. I mean, we are married.

It's true. Anyway, yes, we're good. It's nice and sunny out. Archie is having a great morning so far.

Oh, he's been laying in the sun in the bed on his fur blanket. If this was live, I would move the camera to show you. Yes. He's living his best life right now. He really is.

I mean he lives for sunny days, breakfast, dinner, walks.

He's blind as a bat, walks into the furniture if we don't have um, we put his stuffies on the legs sometimes so he doesn't bump into them. But then immediately as soon as the blinds are open, he knows the sun is right there.

Yeah. So we're not really sure how that happens. But anyway, he is we can see him from where we're sitting, and he looks very happy right now.

And yeah, we are we are late in doing this podcast, but that's because it's been kind of busy. We've been a bit busy. Yeah um, but uh yeah, we're well into November.

Yes, we are. You just went to the Royal Winter Fair.

You know, it's it's a terrifying thing when you've um say we'll call it had a session. You've been out for the weekend, not really sure all the things that happened. And your mom messages you on the Sunday afternoon and says, saw your pictures on Facebook. Did you have a good time? I don't know what picture she saw.

Moms always know. But yes, you had a good time. The Royal Winter Fair was great.

Not sure who won all the competitions, but um, I believe I read on Instagram Connor Swale won something. So um go Ireland.

And um, yeah, yeah, it's been for me the Royal Winter Fair, A, I love it because you know, if you know me, you know I love all things equestrian. But it's also like the start of our festive season, really. It really signals the start of our festive season.

If we were doing video, you could see how Christmas is thrown up all over our living room right now.

We will have we do have a video coming out on that. Yes, okay. Um I was gonna talk about it later, but as usual, JP doesn't stick to the talking point order. Well, so uh I am starting a Christmas series on our YouTube channel. And um I recorded the first one this morning about how as with a lot of things in life, what starts out messy often ends beautifully.

We do look like we're moving, funny enough. Like if anyone looked in our windows, they'd be like, oh no, they're moving. Or or they'd be happy.

Yeah, I was gonna say, I'm not sure which one, but yes.

I wish we were moving, but alas, Jim K is rolling his eyes deep inside.

I guess we should, yeah. I guess we should talk about some real estate stuff. If we could.

Because that's generally why people are here. So what's happened since our last podcast? I think there's been another uh rate situation.

There was a rate cut situation in Canada and the US actually since our last one. Basically, you know, high-level, you know, we're not getting the weeds on this, but most mortgages are now going to be at least four percent or under for any type of buyer um around there. So, I mean, that's a good thing. It's helping some affordability come, you know, come back into the market there. And for our investor clients, it's helping on their carrying costs.

We just we just we had okay, so these investors we've talked about many times, and we do need to have them on this podcast because they're amazing. Yes. And they are people that they came to us now, or a year and a half into it, two years almost. It'll be two years, January. Two years, and they said, This is what we want to do. They are proof that if you have goals and you stick to them and you see the the positive.

Yes, they just bought something in Hamilton and filled it with tenants in two weeks, right? No, not even two weeks after they bought it. It's a great place. Beautiful duplex. Yeah, they are cash flow positive on it, and they're gonna be holding it for the long term. Yeah, it's a great neighborhood.

It's in a great neighborhood. Because I think a lot of times when we tell people that our investors bought in Hamilton and they're cash flow positive, people kind of are like, uh, well, it's Hamilton, you know. No, no, no, no. This is in a great neighborhood.

Yes. If you're never really, if you're not as familiar with Hamilton, it's in the Rosedale neighborhood, which is very nice.

Incidentally, we do have another listing in that neighborhood. Unrelated. Yes. Um, these are our clients, they've been long-term clients. I actually do a fair bit of um their circle of family. They're but they're not, they're all related. The wife, yeah. Um, and uh they all actually live in the same kind of area. They do. But this is a really cool house that we have listed too with a pool, outdoor kitchen.

It's got that backyard that you would be that most most backyards like this are in homes that are over a million dollars easy, but this one is not. Yeah. So you should check out our Instagram page because it's a great home and it's got a killer backyard, and it's got a ton of space. Like it's got an addition on the back with this big living room, cathedral ceilings, and skylights.

I can see oh, every time I'm in there, I can see Christmas functions or even like just gatherings. Like it's a great entertainment space. White kitchen with a big island. It is it is a super cool house. All year round.

Because in this in the wintertime, you can be inside big entertaining, and then the summertime you're out in that backyard the entire time. Look at our Instagram, you can see the pictures of the backyard.

I think I did a video on it too. But I'm I'm we're gonna do some more videos this week. But um, yeah, and we just adjusted the price on that because our clients uh they've moved out of the country, and so um, yeah.

Yeah, so it's a good one.

And um, yeah, and back to that investment property. It's it was renovated so well.

So it was it was someone who, you know, another investor took it, took an old home and gutted it, made it a legal two-unit home, and uh now our investors have come in and bought it, and again, it's gonna be a great addition to the street. Oh, there you go. See, it's all there for everyone to see because it's uh yeah, there's some good stuff on there, some good education, and you can see exactly what we're talking about.

Yeah, that's a really great house. And and these guys, they have some great properties. Like, what are we at now with them after two years of working with them?

It's like five, yeah.

Yeah, now we have other investor clients that buy along the way and this and that, but these clients came to us and they said they wanted 10 doors.

Yep, which they've got, and they also then in the middle of all this did their personal house.

And they moved to Burlington, yeah.

So um another great backyard with a pool.

Oh, yeah, backs onto the golf course. They they we've just done some great stuff with them, and they truly are building a beautiful life. Like, because for us, real estate isn't just about like buying or selling a house, it's about the life you live because of the home either that you live in or your investment properties.

Yeah, well, that's the whole reason to invest. It's the there's an end goal, and everyone's got different end goals, their why, so to speak, on these things, and they have their why and they're following it to the T right now.

Yeah, even though when you're buying your personal property, right? That means more than just you're just buying a house. It's the life you're living inside that house.

For sure. Yeah. I mean, we just went up uh where were we? North Burlington.

SPEAKER_01

North Burlington. So in case you didn't know. She can't get it out of her head. Well, so I I want to live in North Burlington. I love North Burlington. Yeah. And um so maybe uh in the future we're angling to move out that direction. Yes. At this time, it's probably not going to happen. But as a real estate agent, when I see a house that looks interesting, and um this house did, and it's in the area that I really, really want. And um, matter of fact, very close to a friend of mine. And uh so we went and looked at it. So that's also the danger of being a real estate agent because when you see a house that you like, you can go look at it, and we did, and it had great possibility.

Oh, absolutely. I mean, the the location was perfect. It did have the pool, of course, the big outdoor area for which we would be using every day.

And uh and uh and it had like a real pizza oven.

It did for me. Three-car garage, the the the home itself was a mate, like it was a cool setup.

Yeah, it uh it would have totally worked for us. It was um I can see it. I have a vision.

Jennifer has the vision of I've redesigned it. This was a custom home built a long time ago, so it needs some updating for us, but yeah, uh the the canvas is there, if you will.

Just and the value of the property is there, yeah. And um, yeah, so I've redesigned it in my head many times, and I have not gone so far as to put pen to paper to redesign it, but um I keep I can't stop thinking about it. Yeah, it's a cool house. I almost went to drive by all by myself the other day when I was out that way, but I stopped myself.

But I'm already I'm decorating this house, but I can see that house. Oh, I can see that house decorated for Christmas. I can see people over, I can see cocktails. Oh my gosh, I can see it.

Well, I'm sure you'll post stuff of our house as horrible as it is. It's not. Our house is not with all the Christmas decorations up because you have a vision for our house. Do thank God you do, because right now the living room looks a lot. So, yeah.

You'll see it all on and you'll hear about my vision on my YouTube. I'm gonna do a series. I'm super excited about it. Um, if you don't know me, even if you do know me, some people don't know this about me. I freaking love Christmas. I love it. I love decorating for Christmas. I love all the things Christmas. It's true. Except for blow ups.

Even the other day you tricked me because you said it was sunny out, we should put up the Christmas lights. And I got out there on the ladder and it was so windy.

And uh, but anyway, they're up now, so that's at least one thing done.

Well, that's the joy of being married to a firefighter. He has no qualms about putting Christmas lights up, no matter what the weather. But no. Thank you for putting our Christmas lights out. You're welcome. They look fantastic.

But the rest of Christmas is not up outside. No, no. Actually, I should do it today because it's not bad. I walked the dog this morning. It's not bad out. It's pretty good. It's sunny.

Usually Archie's a good barometer for us because if we take him outside and he wants to go his long way, which is all the way through a park by our house and all this kind of stuff, we know the temperature and the outside is fine.

To be fair, the park is really a 15-minute walk around it, but it takes 45 minutes to go around it because Archie goes on a snifari.

Yes, he's not the runner of the family. Well, not well, I'm not either, but anyway, another story.

Okay, real estate. And then um what else do we have to say about real estate? Well, our listings. So we have a few listings up. We have the one in Rosedale with the pool. Um, oh, it's beautiful. Uh you should go look at it if you're in the market for a pool.

We have a great uh raised bungalow in Kitchener right now.

That's a cool house.

It's a very cool house. They've done a lot of renovations, they've added a big master primary suite in the basement uh with its own ensuite, added an extra bathroom in the basement, nice uh what is like a home theater setup with a fireplace and pride of home ownership in that house. Yeah, it's a very, very it's a very, very nice house. Yeah, yeah.

It's it's good neighborhood.

Yep, absolutely. And then we've got a what do we have? One, two, we have four listings, four leases up as well right now across multiple systems.

He is the lease king right now.

I don't know what happened, but yeah, we got a buttons. You're good at it. We have a cool condo in Mississauga, right by square one.

We've got that's a really cool condo. So that condo, I just want to interject though. So that condo has two bathrooms, which you don't normally. Two full bathrooms. Two full bathrooms on a one plus den. Yeah, yeah, and it's brand new, never lived in, and um the outdoor amenities look like they're gonna be amazing.

Yeah, and they have like a what did they call it? A yoga, not a yoga room, a spin room, yoga room, yoga or Pilates room or something.

Anyway, they got a bunch of cool stuff because it's a new, yeah, it's a brand new building with all the latest.

Walking distance to all the things. Yeah, um, it's really great. Sorry, JP interrupted you. And the one in Paris is cool because that's a new and up and coming area.

Yep, it's like a modern uh newer home built 23.

Yep.

The Paris one's massive.

The Paris one has your dream because it's got two walk-in closets in the master. Uh-huh. In the primary, sorry, primary bedroom, and uh two walk-in closets, so we don't even have to share the walk-in closet. And its own ensuite, of course, and everything else.

That's a nice house. I've been in those houses in that subdivision looking at homes with other people. And that neighborhood uh is nice because you're kind of um you're you're not out in the country in the middle of nowhere, but you kind of are because you are. Like it's a little bit of a it's I mean, it's in Paris, right? But it's right, but it's right off the highway.

There's a park right across, but there's enough amenities. There's a big park across the street, there's all your grocery stores and shopping, and you've got neighbors, yeah. Yeah, yeah. And then we got two in Hamilton. We've got nice entry-level, cle super clean one-bedroom uh apartment, which is like it's very reasonably priced. It's in a great building that's uh managed by the owner himself, and he takes pride in that. He's at he's at it for a long time. And then we've got another cool house um that's close to downtown that's got its own parking. Um, it's big, it's got you know, it's got all that kind of it's in a good area though. It's kind of right by um sounds like well, it's not far from like all the escarpment stairs. Yes, the escarpment stairs is what I was thinking. Yeah, yeah, yeah. And it's on the yeah, it's on a cool street where a lot of like a lot of homes have been really, really done up over the years. This one's newly renovated inside. Um and uh yeah, it's large, it's super big. And it said private parking down there is a key is a nice uh feature because a lot of homes down there don't have it.

This home has tons of character in it.

It's got um the old like stained glass stuff, all the like the pocket door stuff, all the woodwork. Oh yeah, it's really cool.

Anyway, um and then uh yeah, I mean, and then we have I think we have a student rental coming up at some point, but we do in London.

It's getting a uh a few touch-ups, put it that way. But it is, it's a rare six-bedroom. So if you if anyone it's kind of in that scope, uh London doesn't allow anything sort of new, six bedrooms, but this one's been grandfathered in, so it's nice and legal, six bedrooms in it, so it's rare. That side of it, very reasonably priced, it's been filled over the years. Um, this is somebody who bought it for when their daughter went to school there, so it worked out really, really well for them. And now they the daughter's long gone from school, and they've just decided that they sort of live a little bit too far from it, so they don't want to manage it anymore themselves. So that's why they're selling. That'll be the next one.

That's not listed just yet. But if you do have interest in something like that, please reach out to us. Yeah. Um, and then you know, we're doing some uh one-on-one uh portfolio reviews, but not just portfolio, because when I say portfolio, I don't mean just investors because a lot of times like us, so I was saying we're thinking of moving. If you are thinking of moving, even your personal home and you're thinking of moving next year, now is the time to get your ducks in a row.

No, absolutely, because you might, you know, sometimes we go into people's houses, they're asking us about things, and it's like, well, should we maybe do this or should we do this? And we can talk to you about maybe the value of certain renovations or not.

So it's not in a rush in two weeks to get it done before we list, right? Yeah, I need to go run and get the dog because he can't get off the car.

Archie has decided that he needs to join us now. So Jennifer, he has this problem where he likes to be in the center of everything. So now he's heard us talking in the other room and he wants to come over. And uh he's even giving up his son. But here she here comes Jennifer. She's back now. Archie is very happy, he's in the middle of it. If we were on video, you could see him, but he's got he's all over Instagram, so you can see him there.

Yes. Anyway, so he's over here now with us, and uh yeah. We've got a lot uh I mean it's been a busy last few months, that's for sure.

Yeah, um, and I mean um the the Christmas decorating just is like well that's the next big thing.

The big dill, as the kids say they don't know.

Um and then um yeah, and and basically we also so we are setting ourselves up for success. So there's this thing that a lot of us do, and I did it for years and years, and I still do it some years, but we talk about New Year's resolutions. Well, why not start the new year off in December? Yeah.

Plan. Plan, get it ahead.

When that ball drops, you're hitting the ground running.

SPEAKER_03

Right. Because it's very cliche to do it like January 1st, or you know, think about it December 31st or the first week of January, especially once kids are sort of back in school. But you start doing it now, and then you start January with already a plan in your head for whatever it is, whether you're investor, personal home, like anything, it doesn't really matter. Just start planning and you have a nice roadmap now to start following next year. And it's you're way further ahead. We found out this ourselves over the years. If we started talking about things sort of now for next year.

Well, that's why when we go to Cabo in the summer, we talk about our goals and our plans and all that kind of stuff. And then December, we we you know, we put it like Q1, Q2, Q3 for the following year, how things have to run, because uh your business needs a system, and whether your life is your business, all the things, right? You need to plan for everything when it's gonna happen, and that doesn't mean everything's written in stone. No, but I feel like that's um we should start booking Cabo.

Do you say we get to book Cabo for next summer now? Is what you're doing.

I so I mentioned Cabo and JP's eyes lit up like a Christmas tree. I do like it there. And so I want to go to Europe this year, so I haven't been mentioning Mexico, even though we made some promises to some family members that we would go to Mexico. Your sisters.

Oh, right. Oh, Mexico, yeah, yeah, yeah. Sorry, yeah, yeah, yeah. We did. Well, but I mean, if we have to suffer through and go, we'll figure it out, yes.

We went, I wish that this was on video because I would show this picture. We went, um well, the whole day was funny, but but last time we went to uh oh my gosh, where we went with our friends Mary and Jason. We went to Haven. So where was that? That was and then we went to visit your sister in Moriales. Yes. And so we went to this restaurant on the beach, which was fine, but the bathroom situation was mildly sketchy. Things like that don't bother me. It's a Mexican beach bar. Exactly. It's uh it is what it is. Yeah, I have a couple tequilas, it doesn't matter. And apparently that was my theme of last weekend.

I digress, and so yeah, there was um yeah, there was just a funny situation, but um it was a cool thing. I think it needs the picture, so I'm just yeah, yeah.

I don't think if you describe it, it's not gonna go over so well.

We all arrived alive. Let's there you go. Nothing bad happened. No, no, nothing bad has ever happened to us in Mexico.

No, it's true.

There was only one time you had to you had to forcefully, which I was like, that's my man. He forcefully grabbed somebody's our taxi driver's shoulder when he was taking us the wrong direction. Yeah. But I think that guy was drunk.

Yeah, I think there was a lot going on that night. Yeah. So but anyway, yeah, we didn't know.

But that's the only kind of weird situation we've ever been in.

Yeah, and it was fine. We ended up there was no problem. I mean, we were never any danger, so to speak. He just was going the wrong way. But I uh yeah, you just I mean it's like any city anywhere in Toronto would be the same thing. You you keep your wits about you where you're going, and everything's fine. But we've walked around different cities in Mexico. It's like common sense. There's a lot of places in Toronto you wouldn't walk down the street on, and there's the same thing in Mexico. It's all you're just sort of street smarts. If you want to find trouble, you can find it anywhere. So I wouldn't worry about Mexico.

That's why I stay home, and I actually have my my guilty pleasure is when Jennifer's not home. I are we gonna talk about this? Are you gonna tell everybody what you eat? Archie and I get to sit down, we watch the football game, and I had Lucky Charms.

What is with men and cereal for dinner?

It's delicious.

I don't mind cereal, don't get me wrong. I like a good bowl of cereal, even though I don't drink milk.

Lucky Charms is delicious. I've eaten when you're not here, so there's no judgment staring at me. But it was delicious.

Last time he had Tim Horton's donut cereal. It was also good.

Yes, that's true. Lucky Charms is always the standard, though.

He gets cereal or he gets stuffed crust pizza. You got like the pretzel stuffed crushed.

Oh, pretzel stuffed cup, yeah, from uh Little Caesars. They don't have that very often, but when they do, you gotta try that out too. Absolutely.

Yes. I think we're done.

I think we've talked about a lot of things. Yes. We're coming back to do an episode before Christmas. And what I would love to do is I would love to do a live episode. Maybe like a live Zoom cocktail hour or something.

Archie can put his cravat on. Oh boy. And we'll all have some champagne. And we'll play Christmas music.

Well, you gotta do what you gotta do sometimes. But I'll have a delicious Nickelbrook beer. Shout out to our neighbor. He works for Nickelbrook, and so we will have to.
